Job Description:

We are seeking a highly organized and technically proficient Facility Manager to oversee the maintenance, safety, and operational efficiency of our assets in Abuja. In this role, you will be responsible for ensuring that our physical environment including buildings, grounds, and core infrastructure is managed to the highest professional standards. You will bridge the gap between technical maintenance and administrative oversight, ensuring a safe and productive environment for all occupants.

The ideal candidate is a proactive problem-solver with a strong background in vendor management and a meticulous eye for structural and operational detail.

Requirements:

Operational & Maintenance Management

• Daily Oversight: Supervise the daily operations of the facility, ensuring all mechanical, electrical, and plumbing (MEP) systems are fully functional.

• Maintenance Planning: Develop and implement a robust preventative maintenance schedule for all equipment and building structures.

• Repairs Coordination: Oversee both routine repairs and emergency restoration projects, ensuring minimal downtime for facility operations.

Vendor & Contract Management

• Contractor Oversight: Source, negotiate with, and supervise third-party vendors and service providers (e.g., cleaning, security, and waste management).

• Quality Assurance: Conduct regular inspections to ensure all vendors are meeting agreed-upon service levels and safety standards.

• Procurement: Manage the procurement of necessary supplies and equipment within the approved facility budget.

Safety, Security & Compliance

• Safety Protocols: Ensure the facility complies with all national and FCT-specific health, safety, and environmental (HSE) regulations.

• Security Coordination: Collaborate with security teams to ensure the physical safety of the premises and its occupants.

• Disaster Recovery: Maintain and update fire safety plans, emergency evacuation procedures, and disaster recovery protocols.

Reporting & Budgetary Control

• Financial Oversight: Manage the facility budget, identifying opportunities for cost savings without compromising service quality.

• Operational Reporting: Prepare regular reports for management regarding facility status, maintenance activities, and operational expenditures.

Qualifications and Skills:

• Education: Bachelor’s Degree in Estate Management, Civil Engineering, Building Technology, Business Administration, or a related field.

• Experience: * Minimum of 4 years of professional experience in facility management or property operations.

  • Proven track record of managing corporate or residential complexes in a fast-paced environment.

• Technical Skills:

  • Strong knowledge of building systems (HVAC, electrical, plumbing).

  • Proficiency in using facility management software and Microsoft Office Suite.

• Core Competencies:

  • Leadership: Excellent supervisory and people-management skills.

  • Communication: Strong verbal and written communication abilities for interacting with vendors, tenants, and senior management.

  • Negotiation: Demonstrated ability to manage contracts and negotiate favorable terms with service providers.
