Job Description:
We are seeking an exceptionally proactive, self-motivated, and cost-conscious Facility Manager to take complete operational ownership of the day-to-day maintenance, structural upkeep, and utility efficiency of our properties. Operating as the primary custodian of asset life cycles and environmental comfort, you will hold absolute accountability for property operations bridging the gap between strict cost-optimization targets and an immaculate guest/staff experience.
Requirements:
1. High-Precision Preventive & Reactive Maintenance
Predictive Schedule Execution: Build, roll out, and manage comprehensive preventive maintenance schedules across all primary building systems—including HVAC, electrical distributions, plumbing, elevators, backup diesel generators, and water treatment plants.
Rapid Fault Triaging: Act as the prompt technical responder to emergency facility requests, executing methodical troubleshooting to isolate root causes and determine optimal repair-versus-replacement paths while ensuring minimal operational disruption.
Data-Driven Log Maintenance: Enforce airtight data hygiene by maintaining structured records for all completed structural work—meticulously tracking parts utilization, labor hours, direct costs, and asset lifespan metrics.
2. Tactical Asset Lifecycle & Spare Parts Governance
Asset Register Management: Establish and audit an accurate corporate asset register, mapping the exact maintenance history, operational efficiency indices, and remaining lifecycle estimates for all major machinery.
Inventory Control optimization: Manage the localized engineering spare parts inventory, analyzing historical consumption patterns to ensure critical, long-lead components are permanently on hand to minimize repair turnaround times.
Performance Lifecycle Monitoring: Audit equipment outputs consistently, identifying and recommending capital upgrades or system replacements well before critical failure occurs.
3. Advanced Contractor Oversight & Cost Management
SLA & Contractor Enforcement: Coordinate, vet, and supervise external specialized contractors during heavy structural or mechanical tasks, ensuring all executed works meet corporate timelines, technical standards, and safety parameters.
Rate Negotiation: Formulate and manage a competitive roster of reliable alternative vendors, driving aggressive commercial negotiations to capture premium market value without sacrificing craftsmanship.
4. Utility Diagnostics & Continuous Improvement Initiatives
Consumption Auditing: Monitor weekly water, grid electricity, and diesel fuel consumption metrics, utilizing data-driven analysis to rapidly flag volume anomalies, structural leaks, or hidden equipment inefficiencies.
Cost-Containment Innovation: Proactively identify and pitch capital optimization strategies—such as rescheduling heavy maintenance tasks to off-peak periods, adjusting equipment automated settings, and engineering water/power waste-reduction loops.
Operational Up-leveling: Independently suggest and implement modern maintenance tools, smart facility practices, and capital improvements that systematically lower ongoing operational expenditures
Qualifications and Skills:
Experience Parameters & Operational Footprint
Domain Longevity: Minimum of 3+ years of progressive, verifiable experience operating in a Facility Manager, Maintenance Supervisor, or Property Operations Lead capacity.
Sector Cross-Over: While direct facility experience within luxury hotels, hospitality environments, or multi-property operations is highly valued, cross-industry technical profiles (e.g., manufacturing plants, commercial estates) with universal maintenance discipline are welcome.
Scheduling Fluency: Proven, hands-on experience building, implementing, and defending structured preventive maintenance timelines.
Technical Knowledge & Competency Matrix
Systems Familiarity: Strong practical understanding of central/split HVAC units, industrial plumbing grids, synchronizing panels for backup generators, and electrical distribution lines.
Schematic Literacy: Ability to accurately read, interpret, and trace architectural plans, MEP drawings, and technical manufacturer maintenance documentation.
Software Tool Stack: Prior familiarity utilizing computerized maintenance management software (CMMS) or digital asset-tracking platforms is treated as a distinct operational advantage.
