Job Description:

We are seeking a high-caliber Project Accountant to lead the financial operations of our real estate and construction portfolio. This role is far beyond basic bookkeeping; you will be the financial architect responsible for tracking project costs, managing multi-million naira cash flows, and ensuring that every development remains profitable and compliant. You will bridge the gap between site operations and corporate finance, providing the analytical insights necessary to manage assets, liabilities, and capital accounts within the unique regulatory landscape of the Nigerian construction sector.

Requirements:

1. Project Cost Accounting & Financial Stewardship

• Financial Record Management: Prepare and maintain comprehensive accounting records, including P&L statements and balance sheets, specifically segmented by project.

• Cost Tracking: Maintain rigorous project and cost accounting records, ensuring that site expenses, labor costs, and material procurement are accurately captured against budgets.

• Asset & Liability Management: Prepare entries for assets, liabilities, and capital accounts by compiling and analyzing complex financial data.

2. Treasury & Cash Flow Optimization

• Payables & Receivables: Manage the full cycle of invoices and payments. Proactively follow up on outstanding receivables to ensure healthy liquidity for ongoing construction phases.

• Budgetary Control: Support forecasting and cash flow management, providing early warnings if project spending deviates from the approved budget.

• Accounting Controls: Maintain and recommend internal policies and procedures to safeguard company assets and prevent financial leakages.

3. Compliance, Tax & Audit

• Nigerian Statutory Compliance: Ensure 100% accuracy and timely filing for VAT, PAYE, WHT, and other relevant Nigerian tax requirements.

• Audit Readiness: Facilitate internal and external audits by providing well-organized financial reports and evidence of accounting controls.

• Reporting Excellence: Deliver timely financial statements that allow management to make data-driven decisions regarding new acquisitions and developments.

Qualifications and Skills:

Education & Experience

• Academic: Bachelor’s degree in Accounting or Finance (Minimum of 2.1 / Second Class Upper).

• Professional Certification: Mandatory ICAN or ACCA qualification.

• Tenure: Minimum of 6 years of progressive accounting experience, ideally with significant exposure to the Real Estate or Construction sectors.

Technical & Core Competencies

• Standard Mastery: Deep knowledge of Nigerian Tax Laws and IFRS/International Accounting Standards.

• Software Proficiency: Expert-level skills in Microsoft Excel and professional accounting software (e.g., Sage, QuickBooks, or Odoo).

• Analytical Skills: Strong ability to interpret complex data and manage multiple project timelines simultaneously.

• Integrity & Communication: Exceptional time management skills and the ability to communicate financial complexities to non-financial project managers.
