Job Description:

We are seeking a proactive and highly organized Facility Manager to lead the daily operations and maintenance of our premier coworking hub. In a shared workspace environment, uptime is the ultimate currency. Your mission is to ensure that every light, every AC unit, and—most importantly—every megabit of internet is functioning perfectly to empower our community of entrepreneurs and creatives.

As the backbone of the space, you will manage everything from vendor negotiations and complex HVAC systems to security protocols and facility budgets. If you have 2–4 years of experience in commercial property or hospitality management and possess the technical "grit" to resolve building issues before they impact our members, we invite you to help us build a world-class workspace experience.

Requirements:

1. Infrastructure Resilience & Asset Management

• Uptime Excellence: Oversee the 24/7 functionality of all critical systems, including redundant power, water supply, high-speed fiber internet, and HVAC.

• Asset Lifecycle: Track the health and inventory of all furniture, electronic equipment, and building systems, ensuring everything is accounted for and upgraded as needed.

• Budget Stewardship: Manage CAPEX and OPEX budgets for repairs and improvements, ensuring every naira spent contributes to the property's long-term value and member satisfaction.

2. Vendor Management & Compliance

• Strategic Sourcing: Identify, vet, and manage third-party vendors and maintenance contractors, ensuring high-quality service and competitive pricing.

• Compliance Governance: Ensure the facility meets all local health, safety, and fire building regulations (e.g., LASEPA/Fire Service standards).

• Security & Hygiene Oversight: Supervise cleaning crews and security personnel to maintain a pristine, safe, and welcoming environment for all visitors.

3. Member Experience & Operational Support

• Issue Resolution: Act as the primary point of contact for facility-related member complaints, resolving technical glitches with professional speed and empathy.

• Event Logistics: Collaborate with the community team to ensure facilities are perfectly configured for workshops, networking events, and boardroom sessions.

• Sustainability: Implement energy-efficient practices and waste management protocols to reduce the facility's carbon footprint and operational costs.

Qualifications and Skills:

Professional Profile

• Education: Bachelor’s degree in Facilities Management, Engineering, Business Administration, or a related field.

• Experience: 2–4 years of progressive experience in facility or operations management. Experience in coworking, hospitality, or commercial real estate is a significant advantage.

• Technical IQ: Deep understanding of mechanical, electrical, and plumbing (MEP) systems, alongside modern security and access control software.

Core Competencies

• Problem Solving: Ability to quickly diagnose and fix building system failures under pressure.

• Leadership: Proven ability to lead and motivate a diverse team of support staff and contractors.

• Negotiation: Strong skills in cost analysis and vendor contract negotiation.

• Organization: Exceptional at multitasking and managing multiple ongoing maintenance projects simultaneously.
