Job Description:

We are seeking a high-velocity and commercially elite Project Manager to anchor the end-to-end delivery engine of our real estate portfolio. In the specialized landscape of Lagos development, success is defined by "Development Sovereignty", the ability to harmonize creative concepts with the clinical precision required for Cost Management, Regulatory Compliance, and Value Optimization. This role is designed for a "Systemic Architect" who can blend "Technical Grit" (managing teams of Architects and Engineers) with the "Financial Agility" required to oversee feasibility assessments and complex cash flow models.

Requirements:

1. Development Orchestration & Proposal Governance

• Market Sovereignty: Provide expert advice on real estate trends and market data, acting as the primary "Source of Strategic Insight."

• Proposal Architecture: Develop high-level project briefs and data sheets for new opportunities, providing the "Structural Foundation" for feasibility modeling.

• Cost Stewardship: Liaise with QS and Procurement to engineer infrastructure cost estimates, ensuring the "Source of Project Viability" is elite and uncompromised.

2. Tactical Resilience & Cost Logic

• Budget Sovereignty: Prepare and maintain development budgets and cash flows with weekly updates, acting as the primary "Source of Financial Control."

• Tracker Architecture: Maintain 100% accuracy in payment, expenditure, and expense trackers, providing the "Analytical Foundation" for real-time fiscal monitoring.

• Payment Stewardship: Process invoices for consultants and contractors in line with agreements, maintaining the "Source of Creditor Integrity."

3. Contract Integrity & Coordination Power

• Tender Sovereignty: Manage the consultant and contractor selection process, acting as the primary "Source of Procurement Excellence."

• Agreement Architecture: Administer all contract terms and conditions (Bonds, Insurances, Valuations), providing the "Visual Foundation" for institutional risk mitigation.

• Team Stewardship: Manage diverse professional teams (Architects, Engineers, QS) to ensure technical info is adequate for tender, maintaining the "Source of Design Fidelity."

• Regulatory Logic: Liaise with local authorities regarding zoning and town planning, maximizing the "Source of Statutory Approval Velocity."

Qualifications and Skills:

Contract & Financial Oversight

• Review QS recommendations regarding valuations and issue internal valuation reports.

• Prepare final accounts at Practical Completion (PC) and end of Defects Liability Period (DLP).

• Ensure all consultants are registered and vetted prior to appointment.

Design & Technical Coordination

• Draw up Project Briefs incorporating technical criteria (ventilation, zoning, efficiency ratios).

• Schedule and chair all design-coordination meetings to ensure technical adequacy.

• Advise on procurement options and make strategic recommendations to the ED.
