Job Description:

1159 Realty is seeking a high-integrity, Chartered Accountant (ICAN/ACCA) to serve as the financial anchor of our growing real estate firm. In the property sector, where capital requirements are intensive and regulatory compliance is paramount, fiscal discipline is the bedrock of sustainability. This role is designed for a "Strategic Controller", a professional with 3–5 years of experience who can blend meticulous financial reporting with the analytical grit required for real estate forecasting and tax optimization.

Your mission is to ensure "Fiscal Absolute." You will be responsible for the entire financial lifecycle: from overseeing daily accounting operations and managing complex statutory remittances (VAT, PAYE, Tax) to providing the Managing Director with data-driven strategic advice. Requirements:

1. Corporate Reporting & Statutory Compliance

• Full-Spectrum Reporting: Prepare and present accurate monthly, quarterly, and annual financial statements that reflect the true health of the company’s property portfolio.

• Tax & Regulatory Governance: Lead the management of VAT, PAYE, and other statutory remittances, ensuring 100% compliance with Nigerian tax laws and financial regulations.

• Internal Controls: Develop and enforce rigorous internal control systems to mitigate financial risks and ensure the integrity of every naira spent.

2. Treasury Management & Strategic Forecasting

• Cash Flow Stewardship: Monitor liquidity and manage bank reconciliations with surgical precision, ensuring the company can meet its development and operational obligations.

• Budgetary Architecture: Develop and monitor annual budgets and financial forecasts, providing a roadmap for the company’s expansion and project funding.

• Strategic Advisory: Transform complex financial data into actionable insights for management, supporting high-level decision-making regarding new acquisitions and investments.

3. Operational Leadership & Systems Mastery

• Payroll & Asset Management: Oversee the error-free execution of payroll and maintain the company’s fixed asset register.

• Software Integration: Utilize accounting software and advanced Microsoft Excel modeling to streamline financial workflows and reporting speed.

• Team Supervision: Mentor and supervise junior accounting staff, fostering a culture of professional excellence and analytical rigor.

Qualifications and Skills:

Professional Profile

• Certification: MUST be a Chartered Accountant (ICAN or ACCA certified).

• Experience: 3 – 5 years of post-certification experience. Experience within the Real Estate or Construction industry is a significant competitive advantage.

• Technical Mastery: Strong knowledge of IFRS, Nigerian tax laws, and proficiency in modern accounting ERPs.
