Job Description:

We are seeking a seasoned and strategically-minded Letting & Facility Manager to oversee our real estate portfolio in Lagos. In the competitive Nigerian property market, success is defined by "Asset Optimization", the ability to maintain 100% occupancy while ensuring the physical infrastructure operates at peak efficiency. This role is designed for an "Operational Architect", a professional with 7–12 years of experience who can blend "Commercial Grit" (leasing and tenant retention) with the "Technical Oversight" required to manage complex facility systems and diverse vendor teams.

Your mission is to ensure "Sustained Occupancy and Institutional-Grade Facility Standards." You will be the primary steward of our property assets: responsible for the full tenant lifecycle, preventive maintenance schedules, and the rigorous management of service level agreements (SLAs). If you possess "Leadership Mastery," financial cost-management awareness, and a track record in managing commercial or mixed-use properties, we want you to drive our operational excellence.

Requirements:

1. Revenue Generation & Tenant Lifecycle

  • Occupancy Engineering: Develop and implement aggressive marketing and letting strategies to maximize occupancy and minimize void periods across the portfolio.

  • Onboarding & Compliance: Manage the end-to-end tenant journey, from coordinating high-fidelity property viewings and lease documentation to move-in inspections.

  • Retention Governance: Proactively monitor lease expirations and maintain high-touch tenant relations to ensure long-term stability and renewal rates.

2. Facility Operations & Technical Oversight

  • Infrastructure Integrity: Oversee daily operations of utilities, common areas, and structural assets, ensuring all buildings are fully operational and "market-ready" at all times.

  • Maintenance Orchestration: Design and enforce preventive maintenance schedules (PPM) to extend asset life and reduce emergency repair costs.

  • Human Capital Leadership: Supervise on-site staff including cleaners, technicians, and security personnel, instilling a culture of operational discipline and service excellence.

3. Vendor Governance & Financial Integrity

  • SLA Stewardship: Manage third-party contractors (Security, Cleaning, HVAC), ensuring all services are delivered strictly in line with agreed-upon quality standards and timelines.

  • Budgetary Discipline: Monitor facility-related expenses and approve expenditures within limits, focusing on cost-effective maintenance without compromising quality.

  • HSE & Regulatory Compliance: Ensure all properties meet health, safety, and environmental regulations, maintaining functional fire safety and emergency systems.

Qualifications and Skills:

Professional Profile

  • Education: Bachelor’s Degree or HND in Estate Management, Facility Management, Engineering, or Business Administration.

  • Experience: 7–12 years in property/facility management, with at least 3–5 years in a supervisory role.

  • Preferred: Professional certification (e.g., IFMA, NIESV) and experience managing commercial or mixed-use properties.

Core Competencies

  • Negotiation Grit: Strong conflict resolution skills to handle complex tenant relations and vendor disputes.

  • Technical Prowess: Deep knowledge of building systems, facility maintenance, and safety protocols.

  • Strategic Leadership: Ability to prepare periodic performance reports on occupancy and facility health for senior leadership.
