Job Description:
The Chief Operating Officer (COO) serves as the strategic engine of the company, responsible for translating the CEO’s vision into a high-performing, profitable reality. Reporting directly to the CEO, you will provide the operational leadership required to integrate our property management, development, and acquisition divisions into a seamless, data-driven machine. This is an executive-level role for a leader with deep roots in the real estate lifecycle, possessing the financial acumen to manage complex P&Ls and the emotional intelligence to lead cross-functional teams toward institutional excellence.
Requirements:
1. Strategic Execution & Growth Architecture
Strategy Translation: Convert high-level vision into actionable business plans, setting rigorous performance frameworks and operational goals.
Systems Innovation: Design and implement the policies, ERP systems, and workflow automations that eliminate bottlenecks and drive scalability.
Investment Oversight: Collaborate on capital markets strategy, investment structuring, and portfolio optimization to ensure long-term financial sustainability.
2. Operational Excellence & Lifecycle Management
Division Oversight: Lead the day-to-day operations across Property Management, Construction, and Asset Management to ensure projects are delivered on time and within budget.
Process Engineering: Implement continuous improvement methodologies (Lean/Agile) to enhance productivity and service delivery across the development lifecycle.
Resource Allocation: Ensure that human and financial capital are deployed to the highest-impact initiatives.
3. Financial Stewardship & Risk Governance
P&L Management: Work alongside the CFO to monitor financial performance against targets, optimize costs, and manage operational budgets.
Risk Mitigation: Identify market and operational risks early, implementing robust governance strategies and internal controls to protect the company’s assets.
Regulatory Compliance: Ensure all developments and operations meet industry standards and legal requirements (NIESV, COREN, etc.).
Qualifications and Skills:
Executive Experience & Education
Academic: Bachelor’s degree in Real Estate, Business, or Finance (An MBA or relevant Master’s degree is highly preferred).
Tenure: 8–12 years of progressive experience in real estate operations, with at least 5 years in an executive or senior management role.
Certifications: Professional memberships or certifications such as PMP, ICAN, NIESV, or COREN are a significant advantage.
Technical & Leadership Competencies
Financial Acumen: Advanced expertise in budgeting, cash flow management, valuation, and capital markets.
Digital Transformation: Proficiency in data analytics, ERP systems, and the application of PropTech to drive efficiency.
Strategic Diplomacy: Exceptional communication and negotiation skills, with the ability to manage complex stakeholder and investor relations.
Management Style: A visionary thinker who maintains a "hands-on" approach to problem-solving and team mentorship.
