Job Description:
We are seeking a commercially astute Quantity Surveyor with 2–4 years of experience to manage the financial health of our construction projects. You will be responsible for the full commercial lifecycle—from detailed pre-contract cost estimation and tender evaluation to rigorous post-contract cost control and subcontractor management. The ideal candidate is a proactive problem-solver who can identify commercial risks early, implement value engineering solutions, and ensure that every project is delivered within budget while maximizing profitability.
Requirements:
1. Pre-Contract & Cost Engineering
Estimation & BOQ: Analyze drawings and specifications to prepare detailed bills of quantities (BOQ), cost estimates, and project budgets.
Tendering: Lead the preparation of tender packages, evaluate subcontractor bids, and provide strategic advice on selection.
Value Engineering: Offer cost advice during the design phase to optimize project value without compromising quality or safety.
2. Commercial Management & Cost Control
Budget Oversight: Monitor project costs against forecasts, preparing updated cost plans and "cost-to-complete" reports to ensure zero budget overruns.
Risk Management: Proactively identify commercial risks and opportunities, implementing cost-control procedures throughout the project lifecycle.
Cash Flow: Manage and update cash flow forecasts to ensure the project remains financially liquid and viable.
3. Subcontract & Contract Administration
Procurement: Negotiate terms, rates, and final agreements with suppliers and subcontractors to ensure competitive pricing.
Valuations & Variations: Prepare interim payment applications and certify subcontractor claims. Measure and price variations or change orders, ensuring all deviations from the original scope are documented and agreed upon.
Compliance: Ensure all subcontractors and suppliers adhere strictly to contract terms and project requirements.
Qualifications and Skills:
Education & Background
Academic: Bachelor’s degree in Quantity Surveying, Construction Management, or a related field.
Experience: 2–4 years of practical experience as a QS, ideally with experience working for both main contractors and subcontractors.
Contract Knowledge: Solid understanding of standard forms of contract (e.g., JCT, NEC, or local FIDIC variations).
Technical Competencies
Software Mastery: Proficiency in CostX, Cubit, or advanced Excel for takeoff and cost modeling.
Commercial Acumen: Strong negotiation, analytical, and problem-solving skills with a focus on project ROI.
Communication: Excellent stakeholder management abilities to bridge the gap between site teams, engineers, and clients.
