About Company:

Promise Land Building & Construction Limited is a dynamic Nigerian construction and real estate firm committed to delivering affordable, high-quality housing and infrastructure solutions across the country. Specializing in residential developments, commercial projects, and sustainable building practices, we prioritize innovation, client satisfaction, and timely execution to make homeownership accessible for every Nigerian. With a focus on excellence and community impact, we transform visions into enduring structures.

Job Description:

We are seeking a high-caliber Project Manager to spearhead our construction initiatives in the heart of Abuja. This is a role for a strategic operator—someone who possesses the technical intellect to oversee complex engineering specifications and the commercial acumen to manage budgets exceeding ₦500M.

Your mission is to lead the entire project lifecycle from inception to handover. You will act as the central point of coordination between architects, engineers, subcontractors, and clients, ensuring that every brick laid aligns with our standards of quality, safety, and profitability. If you are a PMP-certified professional with 5+ years of experience in the Nigerian building sector and a passion for operational excellence, we invite you to build the future of Abuja with us.

Requirements:

1. Project Lifecycle & Schedule Management

  • End-to-End Delivery: Own the project from the first shovel in the ground to the final client handover, ensuring "on-time and on-budget" performance.

  • Planning & Scheduling: Develop and monitor detailed project schedules using MS Project or Primavera, tracking critical path milestones and mitigating delays proactively.

  • Procurement & Logistics: Oversee on-site operations, including the strategic procurement of materials/equipment and the efficient coordination of specialized labor.

2. Financial Governance & Risk Mitigation

  • Budget Stewardship: Manage project budgets exceeding ₦500M, tracking costs meticulously and mitigating variances to maintain healthy project margins.

  • Risk Architecture: Identify potential project risks (supply chain, environmental, or regulatory) early and implement corrective actions to maintain momentum.

  • Contract Negotiation: Negotiate high-value contracts with vendors and suppliers, ensuring favorable terms and obtaining all necessary building permits and licenses.

3. Site Leadership & Quality Assurance

  • On-Site Operations: Conduct rigorous site inspections and quality control audits to ensure adherence to Nigerian building codes and international health/safety standards.

  • Stakeholder Management: Act as the primary liaison for clients and senior management, providing data-driven reports on cost forecasts and milestone updates.

  • Team Mentorship: Lead multi-disciplinary project teams, fostering a culture of collaboration and providing the mentorship needed for optimal site performance.

Qualifications and Skills:

Professional Profile

  • Education: Bachelor’s degree in Civil Engineering, Construction Management, or Building Science.

  • Experience: Minimum 5 years of proven experience as a Project Manager in construction (Residential/Commercial preferred).

  • Certifications: PMP, Prince2, or equivalent professional certification is highly desirable.

  • Technical IQ: In-depth knowledge of construction methodologies, Nigerian building codes, and safety standards (HSE).

Core Competencies

  • Software Mastery: Proficiency in MS Project, Primavera, and the MS Office Suite.

  • Leadership: Ability to manage large budgets and multi-disciplinary teams under high-pressure timelines.

  • Analytical Thinking: Astute attention to detail with excellent problem-solving and data presentation skills.

  • Flexibility: Willingness to travel and adapt to the ever-changing demands of a work-in-progress environment.
