Job Description:

We are seeking a visionary Mall Manager to take full strategic and operational ownership of our community mall. This is a high-impact leadership role for a seasoned professional who understands that a mall is not just a building, but a dynamic ecosystem of brands, experiences, and financial targets. You will be responsible for the entire P&L, from aggressive leasing and tenant mix optimization to high-concept marketing and world-class facility management. Requirements:

1. Strategic Leasing & Asset Management

• Tenant Mix Optimization: Develop and implement leasing strategies to attract high-quality anchor and boutique tenants that align with the mall’s brand identity.

• Lease Negotiation: Oversee all leasing activities, ensuring favorable terms that maximize occupancy rates and rental income.

• Lead Generation: Proactively source and qualify leasing leads, coordinating with the Head Office to ensure a continuous pipeline of retail partners.

2. Financial Stewardship & P&L Responsibility

• Profit & Loss Ownership: Take full responsibility for the property’s financial performance, managing budgets, and optimizing revenue streams.

• Recovery Management: Ensure 100% on-time bill submission and implement rigorous payment recovery processes to maintain healthy cash flow.

• Cost Efficiency: Develop and execute plans to reduce manpower and energy costs without compromising service quality.

3. Brand Marketing & Customer Experience

• Foot Traffic Drivers: Execute comprehensive marketing and promotional plans to increase mall visibility, drive sales, and enhance brand image.

• Experiential Activations: Collaborate with tenants and external partners to create engaging events, pop-ups, and activations that resonate with our target market.

• Customer Service Excellence: Implement initiatives that enhance the shopper journey, ensuring a welcoming and inclusive environment.

4. Facility Operations & Crisis Leadership

• Standards Maintenance: Ensure the facility remains aesthetically pleasing, clean, and safe through proactive maintenance and coordinated repairs.

• Emergency Preparedness: Lead the Emergency Preparedness Committee, implementing effective drills and ensuring the mall is ready for any contingency.

• Crisis Management: Act as the primary lead in managing local crisis situations, establishing remediation plans consistent with company policy and local authorities.

Qualifications and Skills:

Experience & Academic Background

• Education: Bachelor’s degree in Real Estate, Property Management, Business Management, or a related field.

• Tenure: Minimum of 8 years of experience overseeing community malls, department stores, or large-scale commercial properties.

• Market Knowledge: Deeply proficient in local commercial property dynamics with an established network among tenant and property agencies.
